Property Access & Logistics

Realtor present
Lock box (please provide code)
Hidden key at property
Property owner present
Gate codes for gated communities

If a Nested Tours team member arrives at a shoot and no one is there to let them into the property, and if no other arrangements have been made for a lockbox or hidden key, there will be a 25% charge of the total amount of the shoot or a $35 last minute rescheduling fee will be added to the order.
-
Our photographers introduce themselves before getting started with the shoot and get any needed details about shooting the home. Before taking interior photos, the photographer will quickly walk through the home adjusting blinds, curtains, and making sure fans are turned off, toilet lids are closed, and lights are on. While shooting, the photographer may make some suggestions, such as hiding trash cans from view or clearing clutter.
-
Our photographers can make suggestions as to what looks best and may make minor adjustments. However, we do not allow our photographers to move furniture, clean homes, or move personal items due to liability concerns. To be ready for your tour use our preparation guide at NestedTours.com/Preparing.
-
No, there's no difference in pricing between vacant and occupied properties. We just need to know the status for scheduling and access purposes.

-
We accept all major credit cards through our secure online payment system. We prefer online payments but can accept checks in unique situations if it's the only option.

Photo Preparation Guide
It's important to put your best foot forward when listing a property. We have put together a handy PDF checklist that will help you get the most for your property.
General Preparation
- Begin by decluttering and depersonalizing your space
- Remove personal items, excessive furniture, and unnecessary decor
- Create a clean and spacious environment
- Remove family photos from view - this allows potential buyers to envision themselves living in the space
- Opt for neutral artwork or decorative pieces instead
- Consider staging with a neutral and inviting aesthetic
- Use appropriate furniture arrangements to highlight the flow of each room
- Add small decorative touches like fresh flowers or tasteful artwork
Exterior Preparation
- Prioritize curb appeal by cleaning the exterior of your home, including windows, siding, and walkways
- Mow and edge lawn freshly
- Trim any overgrown hedges or trees
- Ensure lawn is well-maintained
- Remove dead vegetation and leaves
- Sweep walkways and driveways
- Store trash bins, garden tools, and equipment
- Remove seasonal decorations
- Remove all vehicles from driveway and street
- Consider adding colorful flowers or potted plants near the entrance
- Consider adding outdoor lighting such as landscape lights or accent lights to highlight walkways or architectural elements
Living Areas
- Remove excess furniture that crowds space
- Minimize knick-knacks and decorative items
- Turn off all TVs and hide remotes/cables
- Turn on ALL lights in the house
- Open all blinds, curtains, and shades
- Turn off all ceiling fans
Kitchen Preparation
- Clear ALL items from countertops and islands
- Remove magnets, photos, and papers from refrigerator
- Clean all appliances until streak-free
- Hide soaps, cleaning supplies, and dish racks
- Remove trash cans from visible areas
- Store pet food bowls
Bedrooms
- Make all beds perfectly with wrinkle-free linens
- Clear nightstands except for one lamp and simple decor
- Store all clothing, shoes, and laundry out of sight
- Remove toys and clutter from children's rooms
Bathroom Preparation
- Remove ALL personal items from counters, tubs, showers
- Close all toilet lids
- Remove bath mats and wastebaskets
- Clean mirrors and fixtures until streak-free
- Place only fresh, neatly folded towels on racks
Main Areas to Focus On: Pay extra attention to the kitchen, living room, bedrooms, and bathrooms - these are the spaces potential buyers are most interested in. Ensure they are clean, well-organized, and staged appropriately. Don't forget to capture any unique features or selling points, such as fireplaces or built-in bookshelves.
Preparation for Twilight Photography
Outdoor Preparations
- Enhance curb appeal by ensuring the exterior is in pristine condition
- Trim the lawn, prune bushes and trees, and clear any clutter or debris
- Consider adding outdoor lighting such as landscape lights or accent lights to highlight specific features like walkways or architectural elements
Clean and Declutter
- Thoroughly clean and declutter all areas of your home before the shoot
- Remove personal items, excessive furniture, and any clutter that may distract from focal points
- Twilight photography relies on capturing a sense of openness and spaciousness
Indoor Staging and Lighting
- Create an inviting atmosphere indoors by turning on all interior lights, including lamps and accent lighting
- This helps balance the interior and exterior lighting during twilight
- Check that all bulbs are working properly
- Consider using warm, soft lighting to create a cozy ambiance
Window Treatments
- Pay attention to window treatments as they play a significant role during twilight photography
- Open all curtains, blinds, and shades to allow natural light and twilight hues to filter through windows
- If you have outdated or distracting window treatments, consider temporarily removing or replacing them for the shoot
